This project involves the renovation of an 81,000 SF masonry, steel & wood structure constructed in the late 1950s & early 1960s. Project challenges include an extremely tight time frame with 78 calendar days to complete all work with absolutely no time extension and liquidated damages of $3,500/day. An important component of this project was the procurement of required long lead items such as windows, elevator, and HVAC equipment. The project site is located in the heart of a residential neighborhood, adding to scheduling challenges, security, and noise restrictions. Close coordination with the Owner, suppliers, subcontractors & design professionals with weekly schedule updates has helped keep the project on schedule. During demolition, additional asbestos contaminated materials were discovered that have added an additional 4 weeks of abatement to the schedule. With no time delays, the project has increased to an average of 90 workers on the site, seven days a week, for two shifts.
